My customer is buying a large chunk of land that has been wanted recently by many groups or individuals. Does anyone have a nice way of saying "No Trespassing"? He understands that many people had "plans" for this land (like a public park, nature preserve etc." and doesn't want to royally tick everybody off by saying "Keep off" but...he wants everybody to keep off.
He plans on cleaning it up a bit, cutting back bushes from fences and taking off old gas tanks and wants to say he is improving it; but he does'nt want to worry people that he is putting in a development or something. Rural Area- along the river, fence surrounding the 80 Acres.
Suggestions?

"This place is not for you" Sorry...only two things I can think of that does the job."Keep Out" and No Trespassing" Altho...I suppose you could "nice it up" by adding "Please"!

However, anything shy of flat out "No Trespassing" probably wouldn't cover his butt if someone decided to come onto the property & hurt themselves, especially with all the work going on. I know here someone isn't officially trespassing unless you have NO trespassing signs posted along the entire perimeter. They have to be posted so where you can NOT get onto the property from anywhere without seeing at least 1.

I like the approach of the 2 Steves. Years ago, a California community got tired of being in a flight path of the local airport. In the common park, they laid out stones to read, in huge letters, "Unsafe Area For Jets." Scared the passengers and worked, I heard.

How about "No Trespassing" in large letters and in smaller letters underneath "Environmental Cleanup in Progress" Which could mean just about anything,(including removing gas tanks and removing dead or overgrown brush) but I wouldn't want to be messing with it, cause it could also mean toxic spills etc.

In general, in my opinion based on experience, the nicer you are the more permission you give to violate the request.
"Please do not smoke" was a sign that used to not stop me from lighting up, it only made me watch out for potential enforcers.
In your case, a combination of the stated need, an indication of violation being the trespasser's risk, and a consequence other than a natural one, would be indicated. Then, set apart, (way smaller) there could be a line about coming attractions or improvements or changes.
No guns.

In Missouri, Legally I think there has to be one every 100 feet. Also, purple paint on trees have the same meaning.
[ During its 1993 legislative session, the Missouri legislature enacted a new statute pertaining to trespassing. The new law, the Purple Paint Statute (RSMO 569.145), provides yet another way for Missouri landowners to protect their property from trespassers. Landowners can still use "No Trespassing" signs, however the Purple Paint Statute allows landowners to mark trees or posts with purple paint as a warning to would-be trespassers. Just like a "No Trespassing" sign or actual communication to individuals that no trespassing is allowed, the purple paint marks are considered to be adequate notice to the public that no trespassing is allowed on the property. All land marked with purple paint in the manner proscribed by the statute is considered to be adequate notice to the public. It fulfills the same function as a "No Trespassing" sign, a fence, or telling someone not to come onto your property.
Under Missouri's law:
Any owner or lessee of real property can post property with the purple paint marks. Purple paint marks must be placed on either trees or posts (the statute does not specifically allow the option of placing paint marks on buildings). Vertical paint lines must be at least 8 inches long (the statute does not mention a maximum length). The bottom edge of each paint mark must be between 3 feet and 5 feet off the ground. Paint marks must be readily visible to any person approaching the property. Purple paint marks cannot be more than 100 ft. apart. ]

I would use POSTED NO TRESPASSING or whatever the legal rerquirement for raw land is in new york and nothing else,99% chance you can find that online.....mention clean up or anything else and you can probably guarantee a lawsuit by some enterprising sh*thead who claims he didn't see a sign and was injured in some way by something that was in the process of being moved/cleaned/whatever,a broken part of the fence juked them,who knows as he innocently wandered thru.....who knows....unless he puts a wall up he will not keep people out,and the fact that they are trespassing and on the land illegally will mean absolutely nothing if they are injured on it. You can probably guarantee yourself in a spot in the lawsuit jamboree on that one if it happens for selling him signs that did not meet the city/state guidelines for such a use,since as a signmaker its your job to keep up with relevant laws I also would not use the term 'clean up' or improvement if there are old gas & fuel tanks, or anything else someone who can't mind their own business can clue in on and report to a local,state or federal regulatory agency or any other band of crusading idiots intent on saving the world from itself no matter what the cost can use to turn it into a superfund site over BS.

I stay away from these signs cause Walmart sells them so cheap, and they meet legal requirments. I can't compete with that.
take a ride to walmart on your lunch hour,buy em and mark em up 30% and tell em you had to special order them just for him...easy money
