I feel for you Joe... I remodeled my home and found and replaced rotted joices in the kitchen, bath and the fruit cellar.. However I replaced them along with the sub floor, laid down roofing paper and either tiled or added wood flooring throughout.. Down the road I found it best to add a moisture barrier as well as insulation under the floors under the house itself... I put myself on a list which took two years from a program Oregon had to offer which done most all the work, except the joices and flooring yet included newer fans, insulating existing windows and added more insulation throughout the entire home.. You should check out what Florida has to offer as it may be just what's needed for your home...

RAY....WE AGREE on that)))))) rusty, I AM .....well aware iam blessed to still be here, and able to still DO!!!!!! this is a composite pic of both sides of that floor/wall. tha piece of the floor sticking into the bath room.......the original was right down to the 2 x 8 was rotted away....all new now. there is a 2 X 6 that goes on top of that floor, then those 2 X 6 vertical wall studs will sit on it and ill scab new 2 x 6 to the originals to make the wall solid again.
i also had to jack up the other bathroom wall to remove rotted 1/2" subfloor and replace with new.

I'm with Rusty, Joe. We've both come a long way, since being at death's door, and should truly be thankful for every day here....even tho it hurts.

I still have a couple of friends that had strokes or heart deals, that are in nursing homes, or not able to do "whatever", or still in a wheelchair.

You've got what is basically standard procedure, when dealing with an older house. I've got the same thing here. Much as we love this place, (it's just over 100 years old) everything that needs to be fixed or done, turns into a project. The electrical service needs upgrading too; but that's another project for another day. It works, as it is, well enough for now.

We just had the plumbing replaced (stem to stern).....cost a lot of money; but I'm not really that great on figuring what goes where, and it had been "jury-rigged", "jacked around", and "hodge-podged" by previous owners and previous butchers. We even found out, that the main line coming in from the meter was only 1/2 inch PVC.....way too small. It had cast iron, PVC, CPVC, duct tape, and everything in between....what a mess! I've been freezing my butt off, in the shower, anytime anyone else turned ANY water on.....no wonder; we had no water pressure.

Now comes the fun part....putting plastic down in the crawl space under the house. And it makes me ache, everytime I think about doing it. But it needs to be done, and I'm going to give it a shot. So, I definitely feel your pain; but I'll be right in there with ya, starting probably next week. The back half of the crawl space is 3 or more feet tall; but the house sits on a slight grade, so the front part is only about 12 - 15 inches! This old wobbly, jacked-up sign painter's gonna have the time of his life.

yep........i just had the plumbers in to replace all the galvanized(1961)water pipes. couple months prior to this........had em here to replace 35 ft of the old "cast iron" sewer line that rusted out under the house....$260.00, and water lines was $2300.00. i had them put insulation on the hot water line to the far end bathroom and no water lines to the bathroom iam working on......so they got to come back and put water lines in, shower, sink drain and toilet drain.
THEN i gotto put a new floor covering in the hall, kitchen dinning room......

Joe...you have to quit listening to "they". "They" will get you into trouble every time.

If you would just listen to me you would turn out really well. [Smile]

Plumbing is a breeze now a days Joe. Why didn't you do that yourself? Pex plumbing is easy, just have to buy the $150 crimping tool but you'd have saved at least $1500.

Dale, sounds like my house (plumbing) That's my winter project. I've already replaced all the lines going to the 2nd story bathroom and trunk lines to the other sinks, I just have to replace the main 3/4 inch line running down the center of the basement. Some of it looks like the Three Stooges plumbing job, just on a smaller scale.
 -

I still enjoy every ache and pain because it means I'm still vertical.

OP, just rip the rest of the floor up, and you won't have to go under there...lol

We built a new house about 22 years ago, and 3 years in, we heard water running under the house. It was a cpvc pipe that had never been glued. Don't know how it lasted that long, we have really good water pressure.

Well guys, in case you haven't figured it out yet, the only thing Golden about the Golden Years, is the Gold in the Doctors pockets, and the Plumbers, And all of the others, we can no longer do ourselves. If only our bodies could do what our brains say we can! Ya'All have a Great day, I have to get on the neon bench, to make some money to pay for what I can no longer do myself. Look at it this way, at least we are not pushing up daisies.
